The property screen is the bridge, not the full deed history. Assessor-map PDFs show parcel numbers, lot lines, dimensions, acreage, street widths, nearby parcels, and recorded-map data. They do not show ownership or street addresses. That odd split makes the APN essential when moving between the property result and the map.

The portal does not contain every file. Moreno Valley small-claims coverage begins in November 1994, family cases are mostly online from April 1992, and probate is mostly online from July 1994. A missing result may fall outside those dates, have been purged, or be sealed or confidential. Juvenile, adoption, and some family records also have tighter access. Certified copies come from the proper courthouse.
Search Moreno Valley City Records
City Hall is the right stop for Moreno Valley council and agency activity rather than county deeds or court cases. Agendas, council reports, resolutions, ordinances, and minutes are available online. Exact local city-directory, reverse-directory, obituary-index, and newspaper-microfilm years were not confirmed in the official research. Ask archive or catalog staff about a named year instead of assuming continuous coverage.
Avoid Moreno Valley Deed Scams
Riverside County warned property owners in March 2026 about private letters seeking payment for property profiles, deed copies, or other land records. The Assessor-County Clerk-Recorder said it does not send unsolicited demands for payment for property profiles and that owners do not need a third-party company to obtain official copies. A letter styled to resemble a government notice should be checked with the county before money or personal data is sent.
The recorder also sends courtesy notices when deeds, deeds of trust, or similar documents are recorded. An owner who does not recognize a filing can contact the Riverside County District Attorney Real Estate Fraud Unit at 877.723.7779. This last verification step protects the person being sought as well as the researcher: use the official index, confirm the document, and keep the custodian's receipt.
